We started YVR Building Care because property managers and strata councils across Metro Vancouver kept telling us the same story: cleaners who ghost, handymen who overpromise, and billing that never matches the scope. We built this company to be the opposite of that experience — deliberately regional, deliberately small, deliberately accountable.
Our story
Local, independent, and here to stay.
YVR Building Care is a locally owned building services company based in Metro Vancouver. We focus on three things — commercial janitorial, strata and condo maintenance, and general handyman work — because doing those three things well is already more than enough to stay busy.
Our crews are employees, not subcontracted labour. That means the same faces show up at your building every visit. They know your layout, your access codes, your quirks, and your preferences, and we can train consistently against quality standards that actually stick. When a property manager calls about a specific issue, the person on the phone can pull up the last visit’s photos and know exactly who was in the building.
We’re deliberately staying regional. You’ll never be handed off to a call centre three provinces away, and you’ll always be able to talk to the person responsible for your account within one business day. We’re not chasing scale — we’re chasing a tight set of buildings and a long set of years with each of them.
Our service footprint covers every one of the 21 member jurisdictions of Metro Vancouver, with extended recurring contracts reaching into Abbotsford and Mission in the Fraser Valley. Whatever cluster of buildings you manage across the Lower Mainland, we almost certainly already have a route passing by.

Show up. Every time.
The biggest complaint we hear about other vendors is that they simply don’t arrive as promised. Our scheduling, our check-ins, and our pricing are all designed around making that impossible. Visits are logged with timestamps and photos so you can see, at a glance, exactly when we were in the building.
Price it plainly.
Flat quotes with clear scope. If something changes mid-job, we stop and call before the invoice grows. No surprise hours, no vague “materials as needed” lines, no mid-year rate bumps without a conversation first.
Treat buildings like ours.
Most of our clients stick around for years because our crews actually care about the work. Clean equipment, respectful behaviour with residents and tenants, and photo-documented results every visit. If you wouldn’t be comfortable inviting us into your own home, we haven’t done our job.
Who does the work
YVR Building Care is small by design — small enough that decisions get made quickly, relationships stay direct, and accountability doesn’t get lost between departments.
Operations
Three operations managers cover North Shore & Vancouver, Burnaby & Tri-Cities, and South-of-Fraser routes. Each manager handles walkthroughs, quoting, and ongoing account oversight across their region.
Janitorial crews
Employee janitorial teams running nightly and weekly routes. WHMIS-trained, uniformed, and background-checked. Every building has a designated primary and secondary crew for consistency.
Handyman & repair crews
A small, experienced handyman team handling scheduled repair visits, unit turnovers, and same-week service calls across the territory.
Office & admin
A local office team manages quoting, invoicing, scheduling, and customer support. Calls during business hours are answered live — not routed through a call centre.
